A reserved matters application for Phase 2 comprising the remaining 127 dwellings was submitted on 22 December 2023. The Phase 2 site is located directly to the east of Phase 1.

Following discussions with Mid Suffolk Council and having considered views expressed by Eye Town Council and letters of representation, amended proposals were submitted in December 2024.

The most significant change to the layout was the removal of the ‘white’ land (previously identified for future development).

This parcel now forms an integral part of the overall layout and has been designed with outward facing properties in an organic, loose form of development with informal private drives and incorporating hedges and trees to the north and south to soften the impact of rear garden walls. 

The remaining units have been reconfigured to keep overall numbers at 127 but wih a reduced density of 27 dwellings per hectare.

Further amendments have been made to the area to the rear of Victoria Hill which has been redesigned to provide bungalows along the extent of this eastern boundary.  The bungalows have also been set back within the development parcel further than originally proposed to further reduce impact on existing properties

The proposals still place the emphasis on a landscape-led approach providing a large amount of open space, linked to Phase 1 with connectivity via greenspace onto Victoria Hill, leading into the town centre.

The character and design of the dwellings will directly continue from Phase 1, reflecting the character of the existing dwellings in Eye.

25 of the 127 dwellings will be delivered as affordable housing for the community.
